Matrix accepted an Early Contractor Involvement (ECI) invitation (similar to a Design and Construct contract) from Nordon Jago Architects to participate in the engagement of consultants and contractors to achieve value for money, and support the realisation of the client’s and architects vision.

The project scope was to convert a 1920’s heritage-listed warehouse, into 3 x residential units and 1 commercial space that attached to the rear of an 1894 heritage-listed building that contained 2 x commercial units and 1 residential apartment. Initially, the Works were to modify the warehouse to allow for Torrens Title 4 rentable spaces and no Works to the existing frontage of the 1894 building.

Following consultation with relevant authorities and client consultation, Matrix proposed a broader scope of works that allowed the site to be constructed to meet future Strata title requirements. This scope change enhancement significantly improved the end value for the client. The building held significance for the council and community as it was iconic in its streetscape that is easily recognisable to the community.
